Why commercial sizing isn't a bigger residential calc
You may have run into this before: someone tries to size a commercial space the same way they'd size a house — take the square footage, divide by 500, done. Then the quote comes back wildly different from what a second contractor says, and neither number quite makes sense. Here's the thing: a 2,000 sq ft office and a 2,000 sq ft restaurant have almost nothing in common load-wise. The office might need 3–4 tons. The restaurant, with kitchen equipment and packed dinner-rush occupancy, can need 7–8 tons or more for the exact same footprint.
Commercial sizing runs on ACCA Manual N and ASHRAE 183 rather than the Manual J calculations used for homes — they account for occupancy density, internal equipment heat, and ventilation requirements that residential rules of thumb simply don't touch. The "1 ton per 500 sq ft" rule that gets repeated everywhere is a residential shortcut applied to a commercial problem — and it's wrong for almost every commercial use case. Building type changes everything.

Metal buildings need special attention
What if your building is a pre-engineered metal structure — a shop, a small warehouse, a light industrial space? Metal buildings behave differently from stick-built or masonry construction. Steel has very low thermal mass, so without proper insulation, a metal building gains and loses heat fast — hot in summer, cold in winter, with much less buffering than a wood-framed or masonry wall assembly provides.
As a rule of thumb, budget 10–20% more cooling and heating capacity for a metal building than an equivalent standard-construction space, unless it has been upgraded with spray foam or rigid board insulation that brings the envelope closer to code-minimum R-values. A worked example
Let's size a 5,000 sq ft office in a moderate climate, standard construction.
Step-by-step
- Base ratio for office space: 450 sq ft per ton (midpoint of the 350–600 range).
- Moderate climate: no adjustment needed.
- Tonnage: 5,000 ÷ 450 ≈ 11.1 tons.
- If this were a metal building instead: 450 ÷ 1.15 ≈ 391 sq ft/ton, pushing the requirement to ~12.8 tons.
Compare that to the same 5,000 sq ft as a restaurant: at 200 sq ft/ton, that's roughly 25 tons — more than double the office figure for identical square footage. This is exactly why "square footage alone" is such an unreliable shortcut for commercial spaces.

Common mistakes to avoid
- ✕Applying residential sizing rules to commercial spaces. "500 sq ft per ton" ignores occupancy density, equipment heat, and ventilation requirements that dominate commercial loads.
- ✕Forgetting kitchen exhaust make-up air. A restaurant's hood exhaust can pull thousands of CFM of conditioned air out of the building — missing this in the load calc creates negative pressure problems that cost far more to fix after the fact.
